Community Highlights: Meet Vivienne Cunningham of Preferred Real Estate Broker

Today we’d like to introduce you to Vivienne Cunningham.

Hi Vivienne, thanks for joining us today. We’d love for you to start by introducing yourself.
I started in real estate because I love helping people. I built my business on education, trust, and results. Now, I serve Central Florida buyers, sellers, and seniors with real guidance and real talk.”

I started in real estate by learning one client at a time and staying consistent. Over the years, I’ve grown into a trusted Central Florida Realtor® focused on first-time buyers, seniors, and helping families make smart moves.

I got into real estate because I care about people and I love the impact homeownership can make. I started small, stayed steady, and grew through experience, education, and community work. Today, I help Central Florida clients buy, sell, and protect their next chapter.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
No, definitely not a smooth road.

Some of the biggest struggles were:

Inconsistent income at first. You can work nonstop and still wait weeks to get paid, so I had to learn discipline and budgeting fast.

Building trust from scratch. People don’t just hand you their biggest decision. I had to earn credibility one conversation, one deal, one referral at a time.

Emotional clients + high pressure. Real estate is deadlines, negotiations, family opinions, fear, and stress all at once. I had to learn how to stay calm and lead.

Market shifts. Rates go up, inventory changes, deals fall apart. I learned to adjust, not panic.

Time management and burnout. Early on, I was always on. I had to set boundaries and build better systems.

But those struggles made me sharper. They’re why I focus so much on education, clear communication, and keeping clients grounded through the process.

Appreciate you sharing that. What should we know about Preferred Real Estate Broker?
My business is built around one thing: making real estate feel clear, not confusing, and helping people make smart moves in Central Florida.

What I do: I help buyers and sellers navigate the full process. from strategy and financing conversations to negotiations and closing, while keeping it honest, organized, and stress-managed.

What I specialize in / what I’m known for:

First-time homebuyers (especially buyers who think they can’t buy because they don’t have a huge down payment)

Down payment assistance guidance and connecting clients to the right resources

Relocation to Central Florida—helping out-of-state buyers understand neighborhoods, timelines, and costs

Seniors and families who need a steady hand through major transitions (right-sizing, selling a long-time home, legacy-focused decisions)

What sets me apart: I don’t just open doors. I educate, set expectations, and tell the truth early so my clients don’t get blindsided later. I’m known for being direct, responsive, and for treating every client like they’re family, because this isn’t just a transaction, it’s people’s lives.

What I’m most proud of brand-wise: I’ve built a brand that stands for service, leadership, and community impact. I’m proud that people recognize me as someone who shows up, speaks up, and helps others, whether that’s through real estate, education, or community resources.

What I want readers to know: If you want a Realtor® who will be real with you, guide you step-by-step, and help you make decisions that protect your money and your peace, that’s what my brand is about. My goal is for every client to feel informed, supported, and confident from day one to closing day.

Where do you see things going in the next 5-10 years?
Over the next 5–10 years, real estate is going to stay real estate; people still need homes, but how we buy, sell, finance, and choose agents is going to change fast.

More transparency + consumer education. Buyers and sellers are going to demand clearer pricing, clearer roles, and stronger explanations of value. Agents who can’t explain what they do will get left behind.

Tech will handle the “easy” parts. AI, better portals, and automation will speed up scheduling, paperwork, marketing, and even pricing analysis. The agent’s job shifts from “information gatekeeper” to advisor, negotiator, strategist, and protector.

Affordability will stay the headline. Rates, insurance, taxes, and inventory will keep pushing affordability conversations. Expect more creative solutions: down payment assistance, rate buydowns, multi-generational housing, ADUs, and tighter budgeting around total monthly payment—not just price.

Seniors will drive a big wave of change. More families will face right-sizing, estate planning, and inherited property decisions. You’ll see more demand for real estate pros who understand aging, legacy, and transition planning, not just listings.

Stronger focus on relationships and trust. With more scams, more online noise, and more options, people will choose professionals they trust. Reviews, reputation, and community presence will matter even more.

Bottom line: the future belongs to agents and businesses that are high-trust, highly educated, and tech-smart, but still human. Clients don’t just want a transaction; they want clarity, protection, and peace of mind.
