Today we’d like to introduce you to Bent `Danholm.
Bent, we appreciate you taking the time to share your story with us today. Where does your story begin?
I have always been fascinated with the real estate industry. While a lot of my career has been in marketing, I did sell new construction homes for a builder in Denmark, where I am from, in the 1980s, for a friend. I also put together an investment project in France in the 1990, selling vacation homes on a shared ownership basis to Danes. The concept was to create an income-producing opportunity combined with the ability to use the homes (condos) on a rotating basis. I also co-founded a real estate agency in England in 2009. We sold the majority of the business last year, but still have two offices in Kent in SE England. My involvement with that business was mainly as an investor and, in the beginning, as a consultant. So when I moved back to the States in 2015 after having sold another business in Europe, I decided that I wanted to try real estate full-time.
I’m sure it wasn’t obstacle-free, but would you say the journey has been fairly smooth so far?
It has been a pretty smooth road. Admittedly, having to also be a “salesperson” was a little different in the beginning. I have always been either a consultant or a marketeer, not a direct salesperson. But after realizing that consulting and advicing my clients works a lot better than selling to them, it has been fairly easy.
Alright, so let’s switch gears a bit and talk business. What should we know about your work?
I market and help my clients buy and sell high-end properties. I specialize in target marketing. I create a buyer profile for the individual most likely to purchase the home I am tasked with selling for my client. That profile consists of every aspect of that person, from financials, demographics, and interests to geography, i.e., where they are likely to come from. Once I have that profile, I target my marketing of the home to that specific buyer. This is much more efficient than blindly advertising.
For buyers, I use my marketing to source off-market homes for my buyers when they can’t find the right home on the market.
I am most proud of the fact that, using the target marketing approach, I have been able to sell a lot of homes that others couldn’t sell.
Do you have any advice for those looking to network or find a mentor?
That is an interesting question. I don’t think you should have just one mentor. What works for one person might not necessarily work for others/you. These days, you can learn a lot from YouTube. If you are planning a career in real estate, consider checking out various coaches and trainers before investing in any coaching or training.
