Today we’d like to introduce you to Andre Doxon
Andre, we appreciate you taking the time to share your story with us today. Where does your story begin?
The Remote Remodel team, my sisters Alycia, Chantal and I have been small time investing in real estate for a few years now. The impact of Covid on the Florida real estate left us as very small fish in the real estate investing world. We found we just couldn’t compete with the bigger investors and investment groups in the market for a lot of properties we were interested in acquiring. So, in order to stay in the market, we had to get really creative in the way we looked at properties and their potentials to see through the difficulties that larger investors couldn’t. Properties which other investors shied away from became our target deals. This was largely helped by my background in carpentry and Chantal’s degree in interior architecture. What started as a way for us to compete in buying properties translated into great opportunities for us when we were doing our family goal setting and planning. We were discussing the question of how we could monetize our creativity and knowledge to expand what we were doing to help others find these deals and compete in real estate when they are the underdog. That is how Remote remodel was born.
Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
It hasn’t been amazingly smooth or rough but it’s been a slow and steady grind as startups are expected to be. I would say the largest struggle has been trying to sell the vision of a service that has not previously been used in this market. No matter how great an idea, it’s challenging to sell someone a solution that they didn’t know existed. Real estate professionals know the challenges of selling the “ugly” (or semi-ugly) home, we just need to expose them to this new solution of Remote Remodel.
Thanks – so what else should our readers know about Remote Remodel?
Remote Remodel is a virtual design company that specializes in creating designs for remodeling spaces to show the vision of what a property can be. Our main focus currently is as a sales tool for real estate professionals. To understand where we fit in you have to understand the options home sellers have to boost the sellability of a property. Typical options are:
1) Staging or Virtual Staging which can be helpful since 80% of buyers surveyed say they could visualize a space better and see how they would use the space once it was staged. Staging also brings a 3-5% higher average price of sale and reduces days on market by approximately 40%.
2) Ask the client/homeowner to actually remodel the home before listing but statistics over the past 37 years show if a seller pays for a large remodeling project whether that is a kitchen, bathroom or something else, the seller only recoups 65% of that cost at time of sale, leaving the client in the red.
3) Ask the client to reduce their sales price, which is never great. Or
4) list the property “As Is”.
While staging has many benefits, staging doesn’t fix the actual sellability issues of about 30% of the homes on market currently. Issues like being dated, compartmentalized, nonfunctional floor plans, being neglected or distressed! You can put all the beautiful furniture and artwork in a property but when they have green carpet in the bathrooms and a 6’x6’ kitchen, it doesn’t help make them more attractive to prospective buyers. This is where Remote Remodel provides a real solution to improve the sellability of a home. We come out to the specific property that is getting ready for sale or has been on the market longer than planned, we take applicable measurements of the problem spaces, do a consultation (construction & design) of what makes sense for the home, neighborhood, and potential buyers and then we get to work on the computer to put together a design with beautiful 3D renderings and floor plans of the exact space for that home to show the vision of what “can be” to potential buyers instead of settling for trying to sell the “currently as is”. This helps realtors to get these more challenging homes sold faster and for higher price.
We’d be interested to hear your thoughts on luck and what role, if any, you feel it’s played for you?
I don’t know if there really has been any luck, good or bad. In our business and life in general, things happen. We try to keep our creative eyes open to recognize and take opportunities when they come, roll with the punches when we have to and just keep moving forward.
