Today we’d like to introduce you to Ryan Geyer.
Alright, so thank you so much for sharing your story and insight with our readers. To kick things off, can you tell us a bit about how you got started?
My journey into home inspections really started long before I ever went into business for myself. I grew up around the home building industry — my father was a custom home builder — and from a young age I was on job sites, learning how homes were put together from the ground up. I got to see firsthand how foundations were formed, how roof systems worked, how the different systems inside a home interact.
That hands-on early experience built a foundation (no pun intended) for me, and I pursued work in the construction world throughout the early 2000s. Eventually, in 2017, I transitioned into home inspections — joining InterNACHI and becoming a certified home inspector so that I could take everything I had learned about homes and use it to help buyers and homeowners make informed decisions.
From there, Sunshine State Home Inspections grew as I leaned into doing thorough, detail-oriented work, really explaining what I found and empowering people to understand the home they were investing in. My goal has always been to provide peace of mind, to educate my clients, and to be someone they can count on not only during the inspection but long after.
Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
It was difficult at the beginning, building a solid base of clients and realtors. I really have my dad to thank on that count. He really hit the streets and developed the business early on. Going to conventions, realtor offices, events, utilizing services like home advisor and Angie’s list. After a couple years our work spoke for itself. We had built up a solid client and realtor base.
The next difficulty was transitioning my dad into the age of technology. Changing up softwares, revamping our website, utilizing AI for inspections and communications. It was a tough road but in the end we were able to streamline a lot of our workflow and increase our revenue per inspection with the utilization of ancillary services.
Appreciate you sharing that. What should we know about Sunshine State Home Inspections ?
I’m a Central Florida-based home inspection company focused on helping buyers, sellers, and homeowners make confident, informed decisions about their properties. I provide residential inspections along with specialized services like wind mitigation inspections, 4-point inspections, insurance inspections, and new construction evaluations. My goal isn’t just to inspect a home — it’s to educate my clients and give them clarity about what they’re buying, maintaining, or insuring.
What really sets me apart is my approach. I don’t treat inspections like a checklist — I treat them like an opportunity to advocate for my clients. Every inspection is thorough, detail-driven, and designed to explain not just what’s wrong, but what it means, why it matters, and what steps may come next.
Another big part of my brand is education and communication. I pride myself on being approachable and accessible — whether that’s answering questions during the inspection, creating easy-to-understand reports, or providing ongoing maintenance guidance long after closing. I want clients to feel empowered rather than overwhelmed.
Brand-wise, what I’m most proud of is the reputation I’ve built around trust, professionalism, and consistency. I’ve created a company that people rely on not just for technical expertise but for honest guidance. My focus has always been on quality over volume — delivering inspections that are thorough, accurate, and genuinely helpful.
Ultimately, what I want people to know is that I’m here to be a long-term resource. Buying a home is one of the biggest investments someone will ever make, and my mission is to provide peace of mind by combining construction knowledge, real-world experience, and a client-first mindset.
We’d love to hear about any fond memories you have from when you were growing up?
That’s got to be a tie between a trip we took as a family when I was around 16. We went to Canada on an adventures by Disney trip and it was the most amazing place I think I’ve ever been. From Florida to Glacier National Park who would have guessed. It was like being in another world. The other is getting to design and build my own dream bedroom as a child, complete with my own personal bathroom with a shower that had a built in bench, a false wall, and a hidden compartment. It was pretty awesome getting to design the plans and watch the project go from my head to the real world.
