Today we’d like to introduce you to Tyler Gibson.
Tyler, we appreciate you taking the time to share your story with us today. Where does your story begin?
I began my career in real estate by being a part-time rental property investor. After my wife and I bought our first home, we set out to purchase a small single-family home in the downtown Orlando area that we have owned as a rental property ever since. After buying that first property, I knew that real estate would be my future, but I didn’t know in what capacity. As I endeavored to learn more about investing in real estate, I found BiggerPockets.com and became heavily involved in the community. In 2019, I got licensed as a real estate agent to help with my own investing. I started to have out-of-state investors reach out to me through BiggerPockets, asking for help investing in the Orlando and Central Florida markets. I was and am happy to help. I quickly found that I enjoyed helping others build their portfolios. After two years of assisting investors and friends with buying real estate in Orlando and Central Florida part-time, I became a full-time realtor/investor and quit my full-time job. I now have a team and partners across Florida specializing in helping investors. We aim to help make buying real estate accessible to everyone: new homeowners, new investors, and seasoned investors. We focus on making it easy for out-of-state investors to get involved in the hot Florida real estate market.
Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
As I hear others ‘ stories, I would say that my journey has probably been smoother than most. That being said, it has not been without challenges. When interest rates doubled in 2022, everyone in the industry was challenged to help their clients, and we were no exception. I have invested my money in real estate and in growing my sales business, and some of those investments have not paid off. However, we love helping people, and we strive daily to find more people we can help buy, sell or invest.

The crisis has affected us all in different ways. How has it affected you and any important lessons or epiphanies you can share with us?
The COVID-19 crisis showed us that market conditions significantly affect home pricing. During those times, money was cheap, and so there were tons of buyers who were willing to pay anything to get the house they wanted. Now that interest rates have risen, there are fewer buyers and more sellers. We rely on data to reveal current market conditions that affect the price of a home and help guide sellers through all the options available to them to achieve their goals, whether that be downsizing, upsizing, or relocating.
